I have also negotiated things such as new HVAC, hot water heaters, dish washers, egress window, roughed in plumbing for a basement, etc. prior to close.

LOL- Just write a basic mission statement. - Create a "realistic" goal of how much money you want to make in 2009- Find out what the average wholesale deal will net you in your area.- Plug and play the numbers game to figure out how many wholesale deals you need to achieve your goals.- Let every, single human being you come in contact with know what you are doing.- Get out on the street and meet at least 3 new people per day!

I thought Anderson said that they have a 2nd set of eyes review each of your tax returns, so 2 different accountants actually missed a basic mortgage interest deduction when they specialize in "landlord" tax prep, that sounds really bad?

What would be more prudent is to use a land trust and assign a % of beneficial interest to your LLC or C-corp etc and so now you have a layering of assets and a dual shield of asset protection and creating a basic asset protection strategy.

Just remove the stove & you can rent it out just like you would a basement, the stove which is what separates an adu from an basement apartment is most cases, has less effect on rent than a lot of people think imo.
