And don’t forget that depreciation recapture, it could be huge if you’ve owned for years. 

I am planning to buy a Single Family home by the end of the year and intend on "house hacking" (roommates).

Would there be issues with the 30-year conventional bank loan itself for the 12-unit apartment since the down payment is from a HELOC?
