All, I've been poring over the numbers for a park just north of Rochester, MN and would like some other perspectives.  

It's said that REI is local but I'm not tied down anywhere and looking to move for my first investment in a house-hacking situation with 5% down for however long and then move out again to maximize cash flow.I am based out of South-Western Ontario but I'd be willing to go as far North-West as Thunder Bay (coincidentally, I am typing this from Thunder Bay right now) and I could get away with as far East as the Québec border.I've been trying to gather information about different markets around Ontario but it's slow going.

I have purchased my first duplex in the north end section, and havent had any problems as of yet.  

I mention this because NJ and the north east in general have experienced higher prices and more compressed Cap Rates, than can be found in other parts of the country.Also because you mentioned Retail Strip Center, which is by far the easiest form of commercial real estate to manage long distance.

Our clients weigh these options when choosing between these and our other markets when trying to narrow down their primary market.Houston has a great major employer setting up on the north side with Exxon new world headquarters that plans to employ 10,000 people.

Chesapeake beach / north beach and owings are great in the summer , but slow down in the winter , the rod and reel restaurant is good food and been there forever .

Many up in the desert north of LA.That being said,  I also invested there in 09 when foreclosures were hot..
