Lately I've been thinking of ways to completely capture a whole neighborhood being the guy that everybody knows to go to when they need to sell fast for cash quick and easy.  

Fast forward to Feb 2018, still no deal.

How fast do you need to close?

My checking account hasn't seen 3 digits in a very long time.Well fast forward 2 years and I'm finally living off-base with a fellow airman, splitting the rent.

Fast forward 3 months..ready to either sell it on the market..or...since it's yours ...start hunting for a tenant ( don't do it...just flip it honestly, renting out SFR is by far...just silly..having one tenant really??

Youtube is brilliant but there are cavity brick walls which is how stuff started being built after say, 1910 or so - that's not a hard and fast - but before that, true masonry walls were common. 

Now fast forward a good bit and we own a good amount of rentals personally and also sell turn key to other investors looking to hold high ROI property in their portfolios.

It doesn't matter how great the market or deal is if you have a crappy manager, contractor or tenant it will go south really fast.

I own 9 units so far that I purchased traditionally- but now I want to try and scale fast.
