The HOA of the condo I lived in cannot project it's expenses correctly, does not collect enough monthly dues, fall behind on it's bills such as electric and gas for central heating, and forced to have special assessments to pay them to prevent shutoff.

We can debate whether it takes 10,000 hours for real estate business, but I think everybody gets the point.However, in my opinion, real estate is also different from other business in the sense that it has a special status, due to the fact that the government wants to encourage home ownership, and consequently sets up all kinds of programs (Fannie and Freddie, tax deduction, etc.) to make it easier and cheaper to buy houses.

You have teardown cost but that should be cheaper cost unless asbestos and county/city requires special demolition practices.

Conventionals at least go down as far as 5% normally, and in certain cases as low as 3% (I think those are special first time buyers / low income).
