You can make offers with no homework if you put in enough contingencies so you can do the work after the offer is accepted.I would not worry about the speed to much.

Its also big day for me (or really yesterday) as yesterday was DAY #121 counting from the day that the deed was put in to my name, actually my LLCs name and I later heard that can be a red flag for the IRS, but assuming my record of being consistently quite accurate with my estimated "fixed up" sale price of any home needing anything from just cosmetics all the way to full gut n reno projects, assuming it works as it has been, this should be a very nice one for me.

We got a counter offer $1k below new listing price and we countered their off but found out that someone in that same office also put in an offer.

However, I feel that their money WILL be secure, because I won't be getting in to more projects than I can afford to fix should something go wrong, I won't be overpaying for houses meaning I should be able to throw something back on the market after minor cosmetic updates and get back at least what I put in, recouping that money albeit not making any (and that's ok if things get sticky).I'd love to hear more thoughts on this plan I have brewing.

Being completely naive I let him know that i wasn't actually living in the house.So when he put in the re-application for my insurance he noted that the house was vacant.

I read in another thread to put in language that all payments accepted will be first applied to outstanding balances and then to rent.

I just wanted to share this with other landlords, specially those who self manage their rental property.Bad tenants can easily educate themselves and play with you, I believe landlords and property managers should help each other to make it harder for those messy tenants rent our homes.We have had the most numbers of eviction this year comparing to previous years, most of them were tenants that we did not put in the property.Getting tenants evicted for non payment of the rent is easy as long as landlord has followed the rules.This is waht TAR says: How much notice does a landlord have to provide a tenant prior to filing an eviction?

I'd put in large bold letters something like "DISCLOSURE: I __seller's name___ RECOGNIZE THAT THE FOLLOWING LIST OF PROJECTS SHOULD BE DONE TO THE HOUSE BUT I AM NOT INTERESTED IN DOING THEM.
