This was a beautiful SFH with a Mother in Law suite on half an acre with a nice small creek going through the property.

I witnessed institutional investors first hand bidding up prices Q1 of 2021 and now I'm witnessing them first hand impacting prices Q3 of 2022. 

Throw in disgruntled former employees that were forced to participate in the discrimination while employed, and others who can vouch that they have been witness to it and it seems it would be a slam dunk.

All the apartments in this building are beautiful and I did kind of have a small concern when the first thing the tenant told me when he did his final walk thru is how he has never had such a nice apartment before.

Plumbing: Cast and lead drainage, mainly copper feed linesElectrical: all piped and grounded but mainly surface mounted and running off of the old glass fuse breakers and under serviced. 75 wire so potentially can't add even add any new 90 rated fixtures (ie can't change lights)From a financial perspective the numbers will work beautifully if I can turn over some of the tenants and upgrade the systems when I do.

For one, the comparable properties in this area were beautiful with much higher finish levels that our previous deals.

The process of finding something that is very ugly, but has good bones and turning it into something beautiful that can put money in your pocket for the rest of your life is appealing.
