We've started the preapproval process and are meeting with a realtor next week.

Maybe at our meeting next week we will craft the perfect deal that works for both but right now I'm trying to go in with something that might work better for them.I appreciate any feedback, suggestions, info, etc and thanks for taking the time to read this lengthy post.* Disclosure and Notes: 2 parcels adjacent owned by same owner. 1 has 2 SFR the other is 4plex.

Just encountered a situation this week where a lender in Philly "didn't want to" foreclose on a guy who purchased an 8 unit property, so the lender found another buyer, who is going to take it over. 

There were about 200 people there but Louisville usually has 50 to 80 houses in forclosures every 2 weeks you can get on the website www.jeffcomm.com for the dates, they do an appraisal usually a week before the auction and there is also a handbill that shows what is owed to the lender.I usually mark the ones im interested in, and yes I work it on a budget, then I go and view the properties and make my own assessments then i run the numbers and sometimes you can get a good deal. 

It'd be hard money, which isn't always cheap, but it gets the property complete and into use.Expect rates in the high single digits and a 2-3 week closing.

Arizona will send me a Quit Claim Deed when all the bidders on all the properties have paid up and my bid will officially be approved in a few weeks.
