Typical expenses are taxes, insurance, utilities, repairs & maintenance, management, general and administrative, and reserves. 

Each state chooses a provider (Vanguard, Fidelity, etc) that oversees the administration of the plan and sets up the investment options.

Hi Devon, it sounds like you are zoned AR-1 which would not allow for three dwellings(main house and duplex) but it does allow for a garage apartment(up to 800 sq ft) with administrative approval.

It's been clear to me in conversations with some of these municipalities that some of the administrators are very anti vacation rental and will restrict as much as the Wisconsin law allows them too.
