This can actually work really well, with a brokerage that becomes your local 'boots on the ground', conducting virtual tours of the property, manning the inspection, assisting with any repairs and finding local vendors to assist with the property.

There is virtually no maintenance since I just renovated both units.

I know with COVID going on most are virtual, at least in my area they are!

The student housing projects were not really at typically 100% occupancy, but they also allowed students to do virtual learning voluntarily.

Both of us have had experience in home framing/foundations so we would then build cabin homes at different locations on the plot of land and start a rental vacation cabin/home company with virtually no debt (except annual property tax of course).

We're open to virtual design work, but would prefer to have a resource who lives in Austin.

In Hamilton County there is a mill rate of .25 on residential properties (1 unit only) and .40 on virtually everything else on property taxes.
