Regarding your question about the deposit, typically, it is best to address the security deposit issue after the current lease expires, laws do not require tenants to sign an addendum for anything during the course of the current lease.

Related to that last point and true whether you use one or more QB files, I create a unique category for each note.Because I have ZERO creativity, I use the address of the collateral securing the address as the category.

It’s just my opinion, but I would encourage you to either start with something close enough to you so you can learn the process hands-on, or like the others said.. get boots on the ground that you trust, or go see Houston for yourself and learn the area you’re investing in.
