I am at a fork in my life where I am thinking about making the transition from my secure W2 job to REI Full Time.

The price range that I'm looking for caps out at around $130k, this is based on just running some numbers, I don't see anything that seems to work above this price range.I'm primarily looking for B quality properties, but would be open to C properties.I'm also looking for a Single-Family property to start as an introduction (again this will be my first rental) with plans to try to purchase one property per year, transitioning to multi-family at about the 5-year mark.As far as rehab goes I'm not looking to do any major repairs (roof, foundation, electrical, etc.) but would be willing to tackle interior renovations more willingly (paint, flooring, bathrooms/kitchens, etc.).

We employed an often used strategy for us of purchasing and using as a primary residence, then transition into a passive income generating asset and capturing maximum depreciation to offset other tax burdens.

I seen that long term rentals in the neighborhoods I was looking at are less than advantageous, but I wanted to see how vacation rentals, traveling workers, college family transitional visits are in the lower east side, Brewers Hill, Yankee Hill, etc are.

Hi Account Closed, I started out with buying small multi family properties but now I am fully transitioned to larger multi family properties.
