My market is extremely competitive, houses are selling for well over the listing price, and at a very quick pace.  

It's easy in today's market of crypto-millionaires and fast-action TV shows to feel like you're missing out on a craze, but the worst thing to do is get yourself into a property without knowing the numbers behind it, resulting in sleepless nights, unpaid mechanics liens and potential foreclosure due to hasty decision making.

The hardest part of today's market is not raising money but finding deals.   

Interest rates today have been artificially kept at historic lows, and are expected to rise in the coming years. 

In the operating agreement it stats who is responsible who can take out loans, what can be completed.The fast and short story is some people think this will protect them, but when the lawyers gear up, everyone is sued and everyone will be foreclosed on if it goes south.

The truth is that from where you are today, investing 'out of state for better deals' concept is totally misguided and scares me!  

Feel out the office also, if you get a good vibe from the people there and the office has an overall good feeling to it then that's how it will most likely be on a day to day basis.

I guess I was waiting until I was knowledgeable (or confident) enough or had something relevant to say, But here I am today asking for some help.
