Avoid at all cost unless you're prepared to charge them heavily for inevitable damages.

Over 80% of the deeds I prepare have the buyers address being out of state. 

Hey BP Family.I am starting to prepare my documents that I need in order to rent out my unit.The home is in Multnomah County, (Portland, OR) and I know being in that county, it isn't landlord friendly and you want to make sure you have all your bases covered.

Especially the partner, so I want to be prepared with how to present this idea to her.Anyway, I can't commit to spending a ton of time analyzing deals and doing rehab work, so I'm thinking the best way to go about this is to find someone who needs someone with money, and is willing to do a majority (90%?)

Install cabinets/countertops, etc. to finish kitchenSome other things we’ve thought about preliminarily include things like testing for asbestos (plaster walls in an older home).

@Brandon Bimestefer, I recommend having a Realtor prepare numbers for both long-term and short-term rentals.
