This simple chart shows the PE multiple difference/spread between SP500 and US Equity REITs, typically REITs more expensive than stocks but now at lowest level/price since GFC-2009, so from a relative value perspective of where to invest a dollar, this is a great time to invest in real estate, thinking long term.

One way to look at is that your paying a property management fee of 8-10% to do absolutely nothing but just hope that this is a long term hold because you might have to pay these again to buy something else....correct me if I am wrong.

If you sell now without a 1031, they'll take that new sale price and compare it to your new adjusted basis; the difference is your total gain, split between long term gain and recaptured depreciation.
