I just look at the local motels and see how much they charge for a room with 2 beds for a week. 

Since we are new to this And we have learned a lot from this deal I'm trying to see if other investors think that this is a bed deal.

We bought this for 213k, as a 3 bed, 3 bath townhome near the Broadmoor in Colorado Springs.

It is listed at $34,500 for a 3 bed 2 bath 1,288 sqft.

It seems pretty straightforward for single family homes according to the number of beds, but it doesn't seem to distinguish between a single family home with 4 beds and a duplex with 2 beds per door.

The person is staying there has a bed and belongings, therefore they a tenant. 

Let your current tenant determine the value of the other bed and bathroom, and manage the other tenant for you. 

Right now rents are strong, you can get $800 for a 1 bed, $1100 for 2 bed, and up to $1300 for a 3 bedroom in Bridgeport Connecticut.  

Would want to add a 3 or 4 bed, 2 bath, 1 Kitchen Property on other side of property and rent out by the room.

Purchase price: $63,000 Cash invested: $2,500 My wife and I purchased this 3 Bed 1 Bath as our first home and have put almost no money into fixing it up.
