Exterior walls standing, new roof, interior walls, siding, no landscape, no patio, with 2 car garage, you're looking around 200-250/sf if you want high end. i like those size projects.

What gets a bit sketchy is the added line items that specifically say the contractor can add charges due to any unforeseen expenses such as work that is needed after tearing out an area that couldn't be known until a certain wall or shingles were removed.

We just did 5 new mail boxes on a 4x4 cross bar & support for - Mail boxes $12 each- 4x4's $16.85- Apt # Lettering $5- Maintenance guy $25I would assume if they can get away with $100-$200 every couple of months they probably felt justified in milking you for quick $135.
