I find that out of state investors from desert areas like Nevada, Cali, Texas, etc have no clue how bad the basement foundation walls in an old house like this can be.The good news is that a bad basement can be fixed but the repair cost can vary widely from cheap to multiple tens of thousands of dollars so having the right inspector on your team is critical!

If you can't tell what an old roof, driveway, HVAC, etc looks like, then you need to find someone on your team that does.

BP Members..I'm looking to establish a solid NJ Fix & Flip Team consisting of Realtors, Contractors, Title Companies, Attorney, UST search providers, Inspectors, Wholesalers, and other investors looking to collaborate.Mind you I am not starting from scratch. 

My team knows for months exactly what day and time the unit will be empty and having the summer be at the beginning of the lease guarantees that my students won't graduate and leave me empty-handed for the summer months. 

So it's cost me $75 and the management team acts like they have absolutely no control over the guys that booted the car, and they won't reimburse the fee.

I am also currently working on networking and finding the right people on my team especially when it comes down to contractors, property management company, etc. 

I plan on doing this with my long term friends they are all financially stable and have jobs and the income to support the move.

I would make sure the work already done was inspected including whatever supports the second floor.

More importantly: Ok, so you are looking at Kansas City. did you establish a team there prior to been ready to put offers and buying something. ????

Are you looking at handyman kind of work, working for a property management team, working is your previous field?
