I’m in the habit of checking rent info on Zillow, loopnet, Craigslist, Or rentometer and making educated trend assumptions based on GSF, property class type, age of building, etc. it really is a “scotch tape” excel spreadsheet, and I’d love to have a more intelligent method at analyzing rent rates2.) as far as avoiding election goes, do you think most of this process can be avoided or mitigated through having a strong tenant lease?

If you are trying to find where your local cap rates are trending, CBRE put out a nationwide average cap rate for different asset classes in top 20 cities, that may be a good start.To do all of this, as you mentioned you need to have a P&L on the specific property.

.- There are 3 furnished buildings (built in 2015 but renovated in 2018 to convert to this use) with 25 units that currently have 31 beds in a dorm style layout.- Rent is per bed.- Rent roll shows 0% vacancy and monthly gross rent of $13,880.

Hello all, I’m currently working on a Chicago style bungalow and want to get peoples opinions on this minor detail, so we are using Hardie siding with a stone fascia on the front of the house... right now the stone fascia is going to be only on the side to the left of the stairs below the first floor windows, but my partner wants to also run a few pieces a small section above the staircase platform to I guess create a continuous line across, whereas for me I believe doing that is going to make it look a little weird to have just a small section of stones there... are we overthinking this too much?
