I will reiterate what Christopher said - run your numbers and make an offer that works for you.

Anyhow, what I'm doing in BP is trying to learn as much as possible, find knowledge, share personal projects, get/give advise whenever possible, make connections, all in line with making my dream possible one day which is to run a small family run investing firm.

they are looking at property that has been owner occ.. run the tax burden on that number.. buy it turn it into a rental and next thing you know tax rate doubles..

Learn the basics which you can get understanding from some of the books but the books do not teach you how to run a note business.Learn the basics and network.

Somewhere they have tables for expected/allowable utility costs you can consider when doing this calculation.Yes,  this does mean there are scenarios whereby it is possible that you can be in a situation where you cannot verify ANY cash income at all or the income you are verifying may come from a flaky deadbeat former spouse who you cannot run further background checks against.  

I’m sure my requirements are high but we both have businesses to run, your profits shouldn’t be put ahead of mine and vice versa. 

With that said, I'm prepared to run my business like a business and not with a emotion. 

Then they have to sit there until it's done, to make sure nobody throws their underwear out on the floor, listening to everybody else's kids running around screaming (Our kids are very well-behaved, naturally).

Most subcontractors don't understand or like that but it prevents them from running away after you pay them final payment.
