With a short sale, the basic explanation of the process is that the homeowner contacts their lender and the lender reviews the homeowner’s specific situation (financials, hardship and reason they are seeking to sell the property, etc.).

If they still owed a balance on a mortgage and have $75k in equity that makes it a whole other situation. 

They do have stricter requirements for listing than some of the smaller platforms, so depending on your situation you may then have to go lower down the list on volume to sites like Equity Mutliple etc.

Hey Everyone, I have a situation that I’m not quite clear on if we are able to make work with a 1031 exchange.

A HELOC is what I would do in your situation. 

Unfortunately in the midwest and southern states my current career doesn't pay the same in comparison to median wages in the parts of the country we are looking to move to.That being said im using this information and situation as a catalyst to finally get serious about real estate.

You may not have to do a true eviction, this may be an “abondonment” situation or not.

So next you  have to consider your personal situation.
