There is some sacrafice in this plan but if you have the drive and want to accomplish it,,,I see it as a feasible way for someone with nothing to make their financial life into something.

Potentially a BRRR for a property at the $150k or less price point.I've looked into traditional loans and that doesn't seem feasible.

Then figure out what you want to allocate to the different strategies (core, core plus, value added, opportunistic), capital stack types (equity, debt), asset type (Multi family, retail, office, self storage, hotel, etc).

I have invested in syndicated real estate in the past as well as owning a storage unit facility.

There is also a horse barn and horse fields that could be rented out, a garage, and several small utility and storage sheds.

Lots of people are working on solving the storage issue and modernizing the grid, which will help.

I know I need to verify sewer/utilities, easements, setbacks, soil feasibility, floodplain, density, zoning, etc. but I am not sure if that list is 100% comprehensive of what I should verify?

There are also other potential revenue streams such as extra storage bays and coin laundry in the basement.
