Hi I'm new to real estate with a passion to learn and grow with this exciting venture.

I've learned a lot and continue to learn everyday and excited I've learned a i've learned a lot and now beginning to venture on my own 

Just like your venture, we had no intention of renovating the house -- at first we boarded it up, and not long after that we simply demolished it. 

The mortgager stopped paying his mortgage in 2013 (approximately one year after signing mortgage) and also failed to pay property taxes. 

When venturing up or down (depending on your perspective) the rabbit hole that is RE, it's tough for a newbie like myself, I've discovered, to delineate b/w buying the home to grow old in vs. a property with an eye towards investing.  

I'm in the process of building a joint venture credibility package and going after JV opportunities however need some advice on where to start.We've had a busy 3 months securing 5 properties which has tapped my partner and I on approvals.I'm a big proponent on the old adage that each party must bring something to the table.
