If that's not your thing though, don't listen to someone else telling you what to do.My advice is tell this to realtor to get over your dad, and you are over them.

Can someone refer a good lawyer in California to write/review a Tenancy-in Common Agreement?  

Lenders won't allow someone who got a deal for under market value and did little to no work to cash out based on appraised value.
