Does anyone on this forum have real life numbers for single room airbnb in chicago?

Hey BP,I'm hoping to get some advice from investors who have successfully done a long distance BRRRR.I'm hunting for my first investment property and my goal is to do an out-of-state BRRRR for a single-family home.I read @David Greene's fantastic book, and have been following his methodology step-by-step.I'm currently in the team-building phase to have my boots on the ground. 

There are LLs on this board a la @Steve Vaughan that successfully self manage a lot of units, and there are LLs on this board that screw up a single unit.

Our current tenant is a nurse who is also a single parent.

If you look how many wealthy investors started, you will find they started with a single home.

Some single families in need of some repair, combined with the premium rents for SF's ( especially if you allow dogs) might be an interesting alternative. 

Also, I've heard of HomePossible and HomeReady conventional programs, and I believe HomeReady you can own other real estate and still do a low down payment program, but I'm not sure if that's only for single family homes only.  

Be diligent and use every single thing they provide, then when you grow out of that get InvestorFuse on podio and use that for your team.

What do you think will happen to the values of single and multi family properties?
