Milwaukee is a HOT market with what seems like an endless amount of potential that shows no major signs of slowing down!

And of course your area may be different in terms of cost and also some jobs don't require a full cosmetic renovation, but most of mine have.Then of course check the big ticket items like HVAC, roof, exterior siding/masonry repair, windows, interior sheetrock replacement, foundation and water heater and know approximately what it will cost to fix/replace each if warranted.  

I would make sure someone from your side of the transaction makes sure the tenants are the ones that sign it.

I have interest in Germantown as well, and though I do not have much experience with the immediate area, my investor-minded realtor has recommended staying near Germantown ave on the Mt Airy side of town due to increasing development. 

I know its hot right now but I'm concerned it's becoming oversaturated/the market is about to crash.
