I got it under contract for 110 K it appraised at 125, the higher comps in the area are 180 to 190 K,It is in the Reno stage right now and I plan on BRRRR’ing it (The lender is just waiting for the seasoning period) and so far the pandemic hasn’t caused any hiccups, in fact it has been a breath of fresh air as inventory is low in the market that I am trying to invest in and buyers are scarce.

Avoid seasonal and short term (for ex 10 month college year). always be aggressively with expenses at least 45% and 12 months operating reserve.

If it comes back strong (and I think markets with strong demand leading up to the shutdown will, as this is unrelated to supply and demand for housing, but I digress and again what will happen is anybody’s guess), there will be a glut of new listings coming on the market at the same time from everyone who was waiting to see what happens suddenly needing to sell before the selling season is over.

Its near Duke university, so I think there will be some seasonal medical workforce movement, grad school students, etc., so it could line up well for mid-term furnished rental.

A few recommendations to add to this thread: - Oil based primer goes on far better than water based primer and covers the previous paint and bare wood more effectively (just make sure to use a separate brush from your water base one and clean it out with paint thinner) - You can apply a water based paint upon oil based primer once it dries without a problem.
