For instance, sometimes Trulia lists a bunch of crimes in an area, then you look and it just turns out there's a courthouse and people are getting warrants issued for not showing up to traffic court.Niche.com - Again, take the things here with a grain of salt, but it gives you a rough idea of what an area is like.

I would try this first.The less expensive solution is to spray wash the roof with a 50 percent mix of water and bleach to get rid of the algae.

I want to find an honest to goodness, active, successful real estate investor or two in Utah, preferably in the Salt Lake Valley area so we can actually meet in person often, perhaps over coffee, learn more about each other and become friends.

I am a broker so take this with a grain of salt but you might want to look at hiring a commercial broker (not just a broker who does residential and commercial but one who specializes in commercial only) to represent you in the purchase (typically they are paid by the listing broker through a co-op fee, if not then you could just write their commission into the offer) their knowledge help you in evaluating the deal and they would not have any kind of fiduciary responsibility to seller so they should be able to give you an honest assessment.

So take what I say with a grain of salt since I have no practical experience...When I eventually go through with this, my plan will be to purchase the most expensive 4-plex that I can while still putting 0% down using the VA loan.
