We added a bathroom to the second story, new roof, new wiring, new duct work, all new plumbing, re-framed the second story, etc.I have before and after photos of the flip and can link to the sold listing if anyone is interested in looking (not sure if that's OK or not).

Every piece of property I own is a multifamily except for my primary residence and vacation home...The proof is in the pudding, multiple units means multiple checks coming from that piece of property while you're only paying one tax bill, maintaining one roof, one yard, ect...At the end of the day it's all about the numbers, but in my market at least, having multiple tenants under one roof proves to be the most profitable.

The roof is still tar and gravel according to the tax card, so unless that's been replaced very recently, expect to put on a rubber membrane roof (once again, four stories up) in the next five years.
