There are lots of videos about why to do this and advantages.

I cant figure it out, even after watching alot of Youtube videos, and BP poststhe problem with someone's money is the it is finite. if I have 1M dollars, and im investing it in RE, in some point its gonna be over.so thats why people  r  using OPM.but lets say I have 1M and all I want to invest is 1M, and I can choose wether to use it , or use OPM.or lets say I have 1M, but i want to invest 2M. is it better to invest my 1M first and then use OPM?

I'd read books, read other posts on BP and watch podcasts and YouTube videos if you want to learn about investing.3.

I would prefer someone in the same state or possibly even local to my region (Shenandoah valley, VA) thanks in advance and I could compensate at 5 dollars for 15 minutes of phone call/video chat or email, however you would like to communicate, if anyone at all

It sounds like you might not be super familiar with MF underwriting so I highly recommend you watch some videos on this and maybe even purchase software.
