I can't say much for NJ, since I've only dealt in PA, but your lawyer can probably give you more information.However, in PA(my knowledge is of Harrisburg specifically), if a person files for bankruptcy, any eviction proceedings are stalled until the bankruptcy is resolved.

I've had them fail in my personal residence after a year,  so I know their not being abused)The stove issue is appealable (especially with it specified in the lease), and if I recall all back rent is paid by sec 8 once the home issues are resolved.

Any idea how to resolve it? 

Get the first multi-family stable, all rented out, maintenance issues resolved.. before moving onto another property to keep your sanity.    

Eventually it was resolved, but I am very cautious and run title searches before paying the balance.I am dealing with a purchase now where the underwriter will not issue a tittle policy because on a previous transfer of the property the notary, witness and the seller had the same, very uncommon, last name.

That land has been tied up in litigation for years which has since been resolved with plans to sell it off in the very near future.
