I almost always use a real estate agent to sell my properties - for three main reasons. 1- I'd rather spend the time on more profitable aspects of my real estate investing - same reason I use property managers 2- I want a buffer between myself and the buyer or seller, someone who can say things to the other party or the other parties representative and be more convincing then if it came from me as buyer or seller. 3- A good agent is a good salesperson.

I'd say the best piece of advise i can give anyone is to do research of various aspect of construction/remodeling, so you know the terms and lingo.

Might be a good thing Bryan, I know how some like guru books, but.....I doubt very much that there is any seller financed guru book out there now that is current, so learning mistakes is not the way to go.What I have seen is great ways to sell seller financing, how to buy using seller financing, advantages and disadvantages, but there is no guru book that provides acurate information concerning legal aspects or financing basics, the internal issues of putting financing together to the extent of covering underwriting a deal.

@SUHAS Madappa Escrow normally issues Title Insurance and between the two should get to the bottom of liens etc so you get clear title.Research the Deed instrument being offered and get comfortable with that aspect.
