What are the most common marketing techniques in wholesaling to find motivated sellers?

Search the forum for "driving for dollars" for just one of many techniques.

I enjoy the relaxed attempts to bring experience and knowledge from many different areas of the real estate field.

I am not opposed to listing with an agent I am just curious as to these secret marketing techniques. 

Remember that there are myriad ways to make these deals happen, but you will have to be open to trying new techniques to overcome the roadblocks.A lot of people just stop at 4 properties because the big banks say that's the limit.

Also if you have one of the "pressure point repairs", like mold or asbestos this can be a way of making sure they know and can force them into a disclosure issue where they know all of their offers going forward will be greatly reduced.It may still be a valid technique for an individual seller, but isn't necessarily where I'd start.

There were at least 5 guru's that they would teach for and he had to keep a note up to remind him which name to mention as he talked about "their" techniques.  

It seems like the risk too much for me to handle at this time on this deal without a really relaxed investor to back me up.

What techniques would you all suggest to get past this speed bump and purchase our first property?
