Hi All, quick question, I was thinking on get some temp cameras on my new rehab, as is an out-of-town investment 2 outside and 2 inside, the outside I will keep for the tenants after we rent, the inside is for the rehab process only.this will imply having internet in the house, I was thinking on offering internet with the rent as well, you think this will help on the rental, it will add security to the tenant and I will be able to see the exterior of the house, remember that I'm new on this so your help is highly appreciated.Internet cost is about $70.00 a month As always, thank you for your input !!  

But if you have one person who wants high end and new all the time and another who is fine with status quo, it is going to lead to problems.

We use a lot of caulk on damaged wood to help fill in gaps, etc - especially up high on the sides of houses.  

Aso was looking in areas such as texas, OH, I would love to stay in NY but not sure my income is high enough to get something suited for here.

There's a high likelihood that family dynamics will come into play.

Also love @Patrick Allen's reply mentioning.(1) HELOCs on primaries are easier to obtain(2) High rates may make cash flow difficult unless there is a clear & compelling refi strategyItems I'll add from my seat.(1) Although rare we(Lower.com) offer HELOCs on investment properties, but the terms will always be better on primaries.(2) If you're moving into the next home, needing to only put ~5% down doesn't leave you very exposed to the higher rates of a HELOC.

I think Dave Ramsey(who I respect but don't worship, lol) would be highly disappointed in me for even thinking about doing this, SMH.
