Below is the questionnaire I've come up with, although please feel free to critique it!

I feel like I have a few options and none of them are necessarily wrong, just don't know which to start, and I feel if I try starting multiple different routes at once, may lead to failure.Flipping is what I believe to be the best place for me to start, build up some capital so I can aggressively go into rentals once I do. 

Personally I feel if the the property produces enough for you to make the monthly payment, handle expenses/prep for repairs and money is being made.

If it doesn't feel right, trust your judgement and move on.

I would like to visit different ongoing projects to get a feel of what’s to come.

I do not want my rent to be at the bottom of their priority list.Over years of dealing with tenants and practicing human relationship and communication/negotiation skills, I've learned that there are many ways to be fair without being disrespectful, to be respectful but firm, and to make tenants feel the pressure.

Until that works out, with one or both parties giving in, it will feel like you are going out on a limb.
