Hello Everyone,I am very excited to be part of this forum now that my daughter and I are starting this new journey of investing our money in real estate.

If you're a real estate professional, the home office deduction can be valuable.

But...The idea of creating a real estate portfolio seems better in every way. 

I've been living here for 2 years and would like to start investing in real estate.

I would think that if the tenant is paying for the addition, they would want to have a minimum of a 5 year lease, if not a 10 year lease in place in order to pay for the improvements.As in any real estate investment it is risk reward, I think with the current market and a stable vet tenant, that if you can get a 5+ year lease, it would be worth it to let them expand.If you are worried about value, you could always talk to a commercial real estate appraiser.

Any advice for someone looking to get into real estate with zero credit?

Should I get into contracting with a flipper or custoM home builder for 50k a year 1099 and start my own llc and be a “real estate professional” and learn the ins and outs while making less money at first,  or take a sales job 9-5 that makes 150k a year w2 and build up capital first. 

Not very interested in tax liens at this point in time.

What proof do you have they have made the past 12 checks on time?

Buying real estate is not like shopping at Kroger because you cant negotiate with the cashier but you can negotiate real estate with a seller anytime!
