If you're talking minor cosmetics then likely it's not a big deal and maybe you will see some increase in monthly rent or at the very least, you will be able to attract a higher quality tenant.

In commercial 400k to 500k minimum for quality assets in cash needed to put down so not as many uniformed buyers with that kind of money.You can buy smaller mom and pop type stuff and put less down.

If she does her screening properly a typical deposit and 1 months rent should do fine..

Wondering if you found a good area of Canton or if you're in the higher quality market in North Canton.
