You also are gaining tax free funds vs. simply deferring the tax liabilty down the road until you sell the new 1031 property you purchased.

I’m already planning to find a solid real estate/landlord tenant lawyer in the interim to be prepared for whatever might result in the month. 

A cautionary note: any time someone says real estate investing is "hassle free",  "it meets the 1% rule", do lots of research.

If your income isn't in a certain range or if you're not a real estate professional (amongst other items) the cost segregation might not be beneficial.
