I'm looking to buy a multifamily this year but I am trying to decide what financing to go for.One of the most important criteria for me is that I can purchase something with 15% down or less.If I target seller-financed properties, I imagine that I'd be dealing with a seller with plenty of equity and maybe is a bit tired of being a landlord.The problem is that these sellers are NOT DISTRESSED. 

If anyone has any direct experience with any deals running into trouble with Western Wealth Capital (or any other operators/capital raisers) please let us know as it is likely there are many more operators in similar positions if they purchased over the last 2 years.

@Bradley Buxton sounds like you may be operating with a scarcity mentality:(We find too many deals for us to purchase!

And an earnout could help you offset a lot of risk associated with a business purchase.
