I share a lot of things here on BP but our HUD system took a lot of time and effort to tweak to the point where we're getting practically 1 deal a week....and that is something I can't disclose.

All I've heard is that they are nearly impossible to do....or at least not practical because all the legislation.I would love to know how, if you are currently doing them!

Here that has become a requirement by law, but is good business practice anyway.  

The thing about this site that I like is that there are those on here who have done it all and are doing it all every day.If the only thing posted on the threads were great ideas or things that could work 1 out of 1,000 times, how would the new investors learn the practical steps to building a real estate career?

But we haven't actually seen that happening here, in practical terms.
