I did have one lender entertain the possibility of 15% down but we haven't yet gone through evaluation of the deal and company together and no where near underwriting.  

In this market you definitely want to get the home under contract as soon as possible and then do your due diligence work. 

Hey Elliot Jones besides all of the things around making sure you find a place in an area that has some possibility for price appreciation, I would caution to be very conservative on your projected incomes and expenses.

I would still like to possibly meet up with more experienced people in this area of investing.
