My plan is to turn the shop into a house.It would need: a new septic, plumbing, a few windows, eventually a new roof, some layout modifications etc.

I have a rental where there is tile under the vanity that was broken during a previous plumbing repair. 

It's got foundatuon issues, the roof is probably shot, the electrical was ran by Edison himself, and the Greeks did the plumbing.

I am not exactly positive how to implement that method but I am certainly going to be trying to figure it out. 

Once you have experience with rentals, you build a network of contractors from roofing to plumbing and in between.

Baby flippers think contractors are desperate for jobs and treat them like handymen (not that I think handymen are low value, they are also so important) and always say I am going to do so many jobs with you, can you just give me an estimate only to find out the baby flipper has a 10k reno budget and this is a 75k reno and then they think the contractor is trying to juice them because they only think cosmetic and don't understand plumbing, electric, foundation, etc.

The home needs gutted (Done), complete electrical and plumbing and foundational (leveling floors)work.

On this loan type with 3-4 units you will need to pass a self-sufficiency test which is just a test to verify that the rent from the home pays for your PITI (Principal, Interest, Taxes and Insurance).Another option if you are interested in fixing the home prior to renting it is the BRRRR method.
