@Wane Zaza - I want to preface everything I say with the fact that I haven't even bought my first property, and everything I know is just from reading articles, listening to podcasts, or talking to investors.

If you have the right investment and it's properly managed then it shouldn't matter where it's located in relation to where you physically live.  

Also I read an article recently about the increased rate of some of the older generation passing away or moving into assisted living/retirement homes and how it could leave homes empty.

So...if she doesn't physically pull the cash out, the gain isn't real?  

Look at their current and previous projects and go to the physical job site.
