Hi Everyone,Newbie question...If I buy a property that has a bonus room addition that was never properly permitted, is it better to just to leave it be or would it be possible to get the space permitted now since I am a new buyer?  

I have seen multi-family properties listed as single family houses which is indication that most likely the conversion was done with out permits.

Apply for a Conditional Use Permit to increase the allowable size of the secondary residence and sell the entire property with two homes on it.Both options require approximately the same amount of time and money to change entitlement, barring any neighboring resident opposition.I believe the first option would be more lucrative, however, the Zone Change is a 50/50 chance.

However, Maryland permits certain credits / deductions for taxes paid to other states.

I think with single families you could get better appreciation prospects as well if you choose the right markets.

I'm sure the contracts permit potential assignees to pull a credit report, but I can't show the agency as everything is under a CA. 

I would tell the tenant that any wiring needs to be done by a licensed professional, with your permission and permits.
