Normally, one pay or quit, posted the very first time they try to pay late willl straighten up the rent issue and they will pay from that point on.Your rental agrement should state how many cars are permitted.

The LLC has no bearing unless your bank permitted the transfer to the LLC and in this case your Fed ID no becomes the reportable number.

The update is:I called corps of engineers about the wetlands(50) acres .I cant do anything with it and even if I could it would cost me a lot in permits and if I used 8 acres I would have to replace 2 to 1 Id have to buy 16 acres and make into wetlands.Then I would have to deal with state and county regs.I had know right of way to dev the 2 good acres.So I moved on to finding other deals .TimHave a great day

This property has encroachment issues and overhangs on the next property over, the water heaters are broke, the roof is in complete disrepair, there is VISIBLE mold in the basement, it's a 4 unit by the town, but a 5 unit inside (can't get occupancy permit) - has a waterline that runs underneath it to the next property and provides the next property that is REO owned for 2+ years, and the repair estimates are $170,000, so that drive by bpo for $330,000 just went down to an actual value of $130,000 but if you only comp it based on units and size you'll never understand why $330,000 is not an accurate price.So, yes, I'm providing VALUABLE information to any BPO agent.
