No college education will beat experience in the industry, but picking something that is related to real estate will at least give you peace of mind when 1) you decide to pull the trigger 2) knowing you have something stable to fall back on in case real estate doesn't work out for you.

From your description, the property is not the intensely downtown environs of NY, NY, or San F., nor is it the intensely rural environs of a Po Folks, Alabama.Whatever you find out and then plan to do, be sure that it encourages an intentional neighborhood-building - not the unexpected descent into 'hood degeneration.
