My understanding of that is things are new so they shouldn't break but if they do the builder has to fix it....it seems that lease-purchase tenants tend to take better care of the property...New homes and a warranty is not a bad thing… I was more referring to things that could be damaged that would not be covered like paint and carpet etc.

If I wanted to be completely hands off or buy rentals in another location, I'd rather buy a house needing minimal work, organize what ever work needs to be done myself (minimal work means some painting, flooring, cleaning, landscape) and pay a realtor to find a renter.
