Landon, you've brought some appreciable Whitt to this post.While OKC does epitomize cheap in every way (from home values in some pockets of town to the mindset of every. single. person walking around without an Oil job), I agree with you that it's a pretty solid place to invest.It's entertaining to me how number 4 seems to be a causal factor in #1,2, 5, and possibly #10, too.#1 is a causal factor in #7 and #9.

Enjoy the outdoors, live rustically for a while, hunt/fish/hike/bike, etc.

I would also make sure you have a nice outdoor living space they can enjoy.  

I heard gunshots nightly, saw drugs peddled right outside the elementary school and my house, watched a vacant house get torched in the dead of winter, very entertaining/frightening to say the least. 

Nor should you buy an STR an underinvest in the interior aesthetics, outdoor experience and photos.

As time goes on and rents rise, the income becomes too good to entertain any disruptions.  

How do you all install smart outdoor cameras and moisture/water sensors without installing 2 internet accounts with the local cable provider?

I've seen many garage conversions where having that big roll up door (depending on the style) is actually a bonus because it can open up the living space to a patio or yard and people like that indoor/outdoor feel, especially in So Cal.

Now, before everyone freaks out over this statement just entertain me for one quick moment. 

I know odd questions can be entertaining, but really it's a matter of whether they can and will perform during their tenancy.
