Be patient.

That was year I put 20% down on a new house, kept the old as a rental, and paid for grad school.Whenever I am doing a lease signing with a new tenant, I get flashbacks to giving discharge instructions to patients. 

Let me first start off by saying you can find the right deals in a hot market if you're patient enough and good at negotiating.

A person with no money and a low credit score asking how to buy a 96 unit building TODAY is like someone that’s morbidly obese asking how they can prepare to run a marathon next week.

This is another reason you have turn key brokers they have the patients to work with newbie investors.

Deals are there in times with high rates and low rates so be patient and ensure that the deal pencils to YOUR numbers and desired return profile. 

I am the world's least patient person, and I got sick of driving an hour to go 15 minutes.  

The female patients and visitors ALL had better nails than this hard working nurse and they all had had more expensive cell phones.Knowing I was taking care of them, while paying for their manicures (and health care) with my taxes, really contributed to my burn out.   

My girlriend has been patiently waiting for me to pay this down she wanted to be in a house last year but I wanted out of bad debt first.

Rents raise over time and the cash flow will come too- just not right away, you have to be patient, but it will be worth it.
