In this instance, there is no 7-day grace and the landlord can still require the tenant to vacate after 15-days even if they pay their arrears.In either case, if the Notice is not rescinded and the tenant has not vacated by the 15th day, the landlord can call the sheriff to escort the tenant from the property.Within Canada, we have one of the more "neutral" eviction processes, there are other provinces where - either due to regulations or backlog - it is a long arduous process to rid oneself of a bad tenant ... the perfect breeding ground for professional tenants.

Remeber that your sqft costs will fluctate with the number of sheets, difficulty of installation, location of project and level of finish needed.ieNumber of Sheets - 10pcs of 4'x12'x1/2" sheets in a basement bedroom are far different from adding 100pcs for an addition.Difficulty - having to install and finish drywall in a 2 story great room around exposed timbers with numerous ceiling cans is much more difficult than installing and finishing on a flat ceiling that's 8' high.Location - if you typically do rehabs in a city/subsurb then bringing your crew to do drywall installation thats in a rural area it will cost you more for distance.

After much research and budgeting, the time had come to start my first YL campaign, appropriately (for me) in the first month of this new year.I know there are numerous threads on "the first deal" but would like to hear any Nervous Nellie (or Nelson) stories about getting that first assignment contract signed.

I've not been involved lately with Sec 8 vouchers, HUD has had programs in the past and my past involvement was with the housing authority.The vouchers were available through non-profits providing affordable housing mainly, not sure the regulations require the arrangement but the reality is politics more than someone receiving benefits and trying to cut a deal, never saw that happen.
